Urban Pulse is currently looking at property development opportunities in which we might not only capitalise on current market conditions by utilising our indepth knowledge of the market but also maximise our equity positions with access to senior debt through well established banking relationships. Through achieving equity funding from third parties coupled with senior debt we hope to structure a series of high quality operator driven development opportunities. The intention is to deliver returns significantly greater than those available from holding cash deposits and fixed return commercial property vehicles for our equity partners. A combination of the recent decline in land and commercial property values, and the tightening of liquidity in the banking sector offers investors the opportunity to acquire high quality prime property with development potential at a greatly reduced price in a less competitive market.
The investment objective is to target well located, high quality development sites with short to mid terms development potential. We will aggressively pursue sites that are undervalued and which we believe show a return on a pre defined exit. These will range from short term income producing assets with development potential to cleared sites with planning.
We seek equity partners to fund the acquisition and potential development of sites targeted by Urban Pulse in which we can present the opportunity for a number of predefined exits thus adding value to the property / site and subsequently demonstrating a return to the investors. Returns to investors will be negotiated on a case by case basis and will depend on risk profile of the position we take and indeed the ever changing nature of the market as a whole. Urban Pulse will, in all cases, minimise risk through implementing a strategic approach to each deal and highlighting a number of potential exits.
